The Sydney numbers
The average new owner occupier loan in New South Wales was $842,000 in the June quarter of 2026, the highest of any state, and brokers and lenders wrote 20,641 new owner occupier loans in the state over the quarter, on the ABS lending indicators. Sydney's median dwelling value was $1,222,718 in August, down 1.4% in the month and 4.6% over the year, on Cotality's index. New South Wales also lost 21,465 people to other states in the year to December 2025, on the ABS population release.
Put together: fewer buyers, bigger loans, and a lot of existing borrowers watching their rate and their equity. That is a refinance market with a purchase market underneath it.
Which lead types Sydney produces
Refinance and cash out enquiries lead, because a borrower with an $842,000 loan has more to gain from a rate move than anyone else in the country. First home buyer enquiries rose after the 5% deposit scheme's Sydney price cap moved to $1,500,000 on the government's cap table, and 61% of New South Wales first home buyers were considering rent-vesting in Westpac's survey, so many first home enquiries are investment enquiries in disguise. What a Sydney record carries
Beyond the fields every record carries, a Sydney campaign captures the things that decide a large loan.
