The Darwin numbers
The Northern Territory wrote 610 new owner occupier loans in the June quarter of 2026 at an average of $545,000, on the ABS lending indicators. Darwin's median dwelling value was $647,259 in August, the lowest of any capital, up 0.6% in the month and 14.6% over the year, with a gross rental yield of 6.3%, the highest in the country, on Cotality's index. The Territory's population grew 1.6% in the year to December 2025 with a net loss of 1,228 people to other jurisdictions, on the ABS population release.
Cheap entry, high yield and fast growth attract investors from interstate; the local market is small and turns over with postings and contracts.
Which lead types Darwin produces
Investor loan enquiries are a larger share than in any other capital, most from buyers who live elsewhere. First home buyer enquiries sit under the 5% deposit scheme's Darwin cap of $750,000 on the government's table, above the median, so most of the city qualifies. Refinance enquiries are few, because the loans are small and the stock turns over.

A broker who needs volume, or one who cannot write loans for borrowers in another state buying in the Territory. Darwin produces the fewest enquiries of any capital, and a good share come from Sydney and Melbourne residents. Set the criteria to local buyers only and the flow becomes very small.
