The Hobart numbers
Tasmania wrote 1,691 new owner occupier loans in the June quarter of 2026 at an average of $516,000, the smallest average of any state, on the ABS lending indicators. Hobart's median dwelling value was $752,397 in August, up 8.1% over the year and down just 0.2% in the month, on Cotality's index. The state's population grew 0.5% in the year to December 2025, with a net loss of 452 people to other states, on the ABS population release.
Slow population growth and rising values means the buyers are mostly already here: upgraders, downsizers and first home buyers, with a smaller investor share than the mainland capitals.
Which lead types Hobart produces
First home buyer and upgrade enquiries lead. The 5% deposit scheme's Hobart cap is $700,000 on the government's table, close to the median, so eligibility depends on the property as much as the buyer. Refinance enquiries are steady, and the smaller loan sizes mean the rate saving is smaller too, so the callback has to be quick and the offer clear.
What a Hobart record carries
The fields a Tasmanian campaign adds.
- Purchase, first home, investment or refinance, with the scheme question for first home buyers
- Rough loan amount, deposit and its source
- Employment type and existing debts
- Hobart, Launceston, or elsewhere in the state
- Timing in the enquirer's own words, plus the time stamp and consent record
What is checked
Every enquiry is phone verified by SMS, checked against records already sent to you and screened on finance with up to 98 data points before delivery. Of high income property enquirers we measured, 51.8% fail on finance; fewer than 5% of leads cleared by the screen do.
Who this is not for
A broker who needs a daily flow. Tasmania's whole quarter of new owner occupier loans is smaller than a fortnight in Victoria, and a Hobart campaign produces a few well screened enquiries a week at best. It suits a local broker who will call every one of them the same hour.
Pricing
A fixed cost per verified lead agreed before the campaign runs, no retainer, no lock in. Records are exclusive to you and delivered live into your CRM. Invalid leads are reviewed within five business days and replaced or credited when confirmed.
