One buyer, or one buyer at a time?
A shared lead is sold to three or four brokers in the same hour. Each of them rings the same person. By the third call the person has stopped answering, and by the fourth they are annoyed at all of you. The invoice looks cheaper. The cost turns up in your contact rate instead.
An exclusive lead is a different product. The record is in your CRM and in nobody else's. You are the first call, and you are the only call, so the conversation starts where the enquiry left off rather than with an apology.
Three things exclusivity should cover
Ask a supplier to confirm all three in writing. A supplier who will only commit to the first one is selling a shared list with a delay.
- The record is not sold to another broker at the time of delivery
- The record is not resold later as aged data, in ninety days or nine months
- The same person is not re-entered under a different campaign name and sold again
How we keep a lead exclusive
Every enquiry is verified by SMS at the point it comes in, so the mobile number is live and in that person's hand. Each record is then checked against leads already sent to you, so the same person does not become a second charge. Once it clears, it is delivered live into one CRM. Yours.
We do not hold a shared pool that several brokers draw from. There is no list, and there is nothing to resell.
What exclusive does not fix
Exclusivity says who gets the enquiry. It says nothing about whether the person can borrow. That is a separate check, and it is the reason our qualified mortgage leads page exists. Nor does exclusivity fix a slow callback. A lead that sits in a queue until the evening is exclusive and cold at the same time, which is most of the answer to whether buying mortgage leads works.
Questions to put to any supplier
Four questions sort the exclusive suppliers from the ones using the word as decoration.
- How many brokers receive this record, today and later?
- Is the same enquirer ever sold twice under two campaign names?
- What happens to a record after I mark it invalid?
- Can you show me the consent captured at the point of enquiry?
What it costs
