The market

Business lending to buy property reached $27.2 billion in the June quarter of 2026, up 4.4% on the quarter. A further $12.5 billion went to construction. Both figures are from the ABS lending indicators. The borrowers are mostly small. The ASBFEO counts 2,656,469 small businesses in Australia, 97.3% of all businesses. Most of them have no finance function. They have a broker, or they need one.

What a commercial record carries

A commercial enquiry is assessed on the business's numbers before the property's, so the record asks for them.

  • Purpose: buy premises, refinance, release equity, or fund a fit out
  • Trading history in years and whether financials are up to date
  • Approximate annual turnover and existing business debt
  • The property: type, price range, owner occupied or leased out
  • Entity type and who the guarantors would be
  • Timing, time stamp and consent record

Where commercial enquiries fail

Two places. The business cannot show serviceability on paper, or the property does not fit the lender's appetite.
