The selling time behind every bridging enquiry
Homes took a median 35 days to sell over the three months to July 2026, according to Cotality's chart pack, and that number stretches as the market softens. Cotality's September index recorded a 0.9% national fall in August, the fifth monthly decline in a row, leaving values 3.6% below the March peak. Slower sales and softer prices are exactly the conditions in which a buyer who has already exchanged needs a bridge.
What a bridging record carries
The record captures both properties, because the loan is sized on the two together.
- The property being sold: rough value, whether it is listed with an agent, and any offers so far
- The property being bought: price, and whether contracts are exchanged or settlement dated
- Current lender and loan balance
- Income and whether interest can be capitalised or serviced
- State and postcode, the settlement deadline, time stamp and consent record
